Strategies for Selling Your Home or Condo in a Slow Market
There are many steps that you can take in order to assist your Maryland Realtor in selling your home or condo – even in a slowed market. It takes more than just having your property included in the real estate MLS listings or shoving a “For Sale” sign in the front yard. Both your Realtor, and yourself, have to get bold, even aggressive to make your house for sale stand out like a bright star in the midst of so many others. You want for your home to be noticed, appreciated, remembered – and bought!
Tips for Selling Maryland Real Estate:
• Get your home ready for market. This means shining it up on the inside and out – and then keeping it in top form. You simply never can know when the future owner will drive by looking.
• Increase the curb appeal of your property by keeping everything meticulously tidy. Plant some flowers and shrubs. Keep the grass trimmed and all weeds pulled. Make the children put their toys away when finished playing. Keep the glass spotless and shining. The magic is in the details. Make your property stand out in the crowd!
• Be creative in your approach to marketing your home. Help your Maryland Realtor out by spreading the word about your home for sale. Do more than simply list your home and forget it. The more active you are in the process, the faster the home will sell.
When prospective buyers are trying to find homes for sale in Maryland, or anywhere else for that matter, they most often have a professional real estate agent perform a search of MLS real estate listings. Make sure that the information presented concerning your house or condo for sale is accurate and thorough. Be sure that it includes all relevant details concerning the following to assist prospective buyers in their searches:
• Number of bedrooms and bathrooms;
• Total square footage;
• Information about your pool and/or spa area;
• Size and features concerning the garage;
• Special features like outdoor kitchen areas, grill pits, green houses and more;
• The age of the home;
• The school district that the unit is located in;
• All other information that you would like to be presented with if you were the prospective buyer;
Maryland real estate is highly desirable – even in these times of economic uncertainty. By assisting your Maryland Realtor in the processes involved with marketing your home, you will greatly increase the probability that it will sell. Remember that the goal is not to see how little you can be involved. The goal is to sell your home for the highest price that you can – in the shortest amount of time. That is always worth some additional effort on your part, right?

Questions & Answers about Toy Condo House
Some kitty questions.....? 10 points to best answer!?
Okay, I never paid a lot of attention to my cat, and now I realize she's usually really sweet. She has a few ticks but she will not let me take them off. I want one of those kitty condos or houses cheap.....will she use it if I get her one? Also, are there any toys that cats like her use? She is feisty.... Ooh, and I really don't wanna spend over like $40 and eBay isn't working currently for me. Thanks!
By the way she is like 3 or 4 if that helps. Thnx
btw, I built her a catbox a few weeks ago and she loved it but now she "got over" it. Will she also get over a condo?
I'd use frontline for the ticks, they either just die and drop off or it loosens their grip enough for your cat to groom them off herself.
I wouldn't waste money on a kitty condo or house, I bought one and it just sat in the corner untouched. What my cat does love is a chunky log (approx 2 foot tall and 1 foot diameter) that he can sit on top of and also use as a scratching post. It looks a little odd in our sitting room but I think of it as a feature,,,,
My cats favourite toys are anything filled with catnip, pingpong balls and these toys that you fill with treats and they fall out all the cat plays with it. I also sometimes bring my cats back any large feathers I find in the park which hw loves to chew and play with.
Is there anyway to compromise pet restrictions?
I fell in love with this condo in Florida. Perfect area, perfect price.... EVERYTHING. Then I found out about pet restrictions. The restriction states you can only have two pets. The problem? I have three. I was wondering if anyone is a landlord or has had this problem and knows if there can be a some sort of exception. My dogs are all under 10 pounds, don't go to the bathroom outside, and have not destroyed a single thing (other than they're toys.) I don't understand that if I'm buying the inside of the condo and I own it why there are such restrictions. My animals don't even leave the house unless it's for an appointment. All I'm asking is do you believe there is anyway to work this out with the landlord because I'm willing to do everything.
The only thing you can do is talk to the landlord. Explain what you just explained to us - they're all small, they don't destroy things, etc. You might try offering some sort of security deposit that would be refundable upon inspection of the unit whenever you decide to sell. It's the landlord's choice whether or not to allow an exception for you. If he does, make sure you get it in signed by him and in writing in case he ever tries to back out of the agreement.
As far as you owning the condo but the board making rules - the same thing happens in an HOA. You buy into it, you own your own property, but the board makes the rules. It stinks, but that's the price you pay for them doing maintenance (if that's part of your fees), making sure your neighbors follow the rules, keeping the property looking nice, etc. If you don't like the restrictions and aren't willing to follow them, then you can choose to not live there.
